Reputation before commission.

Fifteen years, five caps, one ICON. Cathy on why the deal was never the point.

Coffee with Cathy

There is a line Cathy Hoogenhout says so often that her clients have started repeating it back to her. My reputation always comes before commission. It is not a slogan. It is the reason the same families call her for their second home, their first investment property, and eventually their children’s first flat.

In the past year alone she has guided more than forty families and investors through a sale, well over R100 million in property changing hands under her name. The numbers are the easy part of her story. The harder part, and the more interesting one, is how little she talks about them.

“The house was never the product. The product was a family making one of the biggest decisions of their lives.”

The story

A product worth staying for

Cathy did not grow up wanting to sell houses. She grew up wanting to sell, full stop. Sales and people were always the draw. What she could never find was a product that held her attention past the first year.

Property did, in 2011. Every listing was a different house, every client a different life, every transaction a new set of problems to solve. She realised early that the house was never really the product. The product was a family making one of the biggest decisions they would ever make, and needing someone steady beside them while they made it.

That steadiness is the thing her clients mention most. Cathy does not believe her job ends when an offer is signed. The weeks between a signed offer and registration are where transactions get emotional, where bond approvals wobble and sellers panic and buyers get cold feet. She stays in it, guiding, reassuring, answering the late evening message.

The stories she tells about her career are rarely the biggest sales. They are the difficult ones, where a client told her afterwards that they could not have done it without her. She calls that the greatest compliment in the business. It is also, not by accident, how a fifteen-year career gets built almost entirely on repeat clients and referrals.
